I know ths may seem a bit extreme but he will certainly remember it!!!
Hire someone who is in costume to wait inside the haunted house and when the kid comes in beat the tar out of the kid. Let him know it is from all the neighbors who is tired of him causing damage..
Crown Control: Use someone to walk in behind potential problematic customers. As soon as a customer screws up, your Crowd Control Person Lights up their flashlight and escorts the patron out of the house. We use it at a professional haunt on really busy nights, but it would probably help a home haunt every night, since people have a harder time withstanding the temptation to break something in a smaller venue.
That angers me. I had a kid one year walk through and one of my actors jumped out and this 13 year old brat tried to start fights with him. I went up to the punk said "Listen buddy, Dont start fights with my actors or get the hell out" I also had a bloody stump of wood in my hand so that really helped. Kid went through 5 times but nothing happened that was bad so all was good :)
personally i would stop him and then i would punch him in his face those dam kids dont know how much time and money go into the haunts
So far, we haven't had any problems. Last year we had a group of kids that wanted to hang out. We made them leave because I didn't want anyone hanging around and loitering. They were alittle upset, but did leave. I've been lucky enough to not have to experience any trouble.
You need to do what you have to inorder to have a smooth operation.
My recommendation is to try being nice to him, learn his name for starters. Greet him kindly, and walk him through personally in order to show him all the cool stuff. Just a thought, most kids that age would love to work in a haunt, If he volunteers for you helping to build it he might not want to destroy it when its open. Yes some people are just jerks and its deep in their blood and cant be fixed or chained, but try nice first.

Allen makes an excellent suggestion about befriending them.
But if being nice doesn't work, don't let them go through five times. Stop them at the first sign of trouble and don't let them back in. You are under no obligation to do so, paying customers or not.
You could have actors follow him and beat the crap out of him if he destroys anything. Lol. I had the same issue. I told him he couldn't come in and sent him away. Now I pay a constable $100 for the night to discourage any misbehavior.
Create a special room at the end of the haunt and if he is bad send him in there. You could call it the TAZER-ROOM and have fun with him. or build a solid room with trap door that he enters and cant get out untill your ready to let him out.
