  • Sprinkler system

    Who all installed a sprinkler systems in their building and did it themselves?

    Was it simple?
    Any info would be great

    I've called a few places and the price I would say wow its around 20,000 to install

    We just had to install a sprinkler system this year. $20,000 is a steal, it cost us just under $50,000. We had to hire a city architect to oversee the whole project and approve everything. Then we had to hire a drain layer to break open the sidewalk and the street to tap into the main water pipe and run a main into our basement and then run a pipe up into the haunt. During the week it took to do this, we also had to hire a police officer to stand in the street and pretty much do nothing. Then we had to hire a company to run the hose hang the sprinkler heads, which oh by the way, have to go above and below our ceiling tiles, at least one in every scene, depending on the size of the scene, some get 2. Then we had to hire a different company to program and test the system, and connect it to our current systems. Finally we had to hire another company to insulate everything above the ceiling tiles to prevent the pipes from freezing in the winter. It was quite a project, but you do what the inspector tells you to do around here, or they will shut you down in a heartbeat. $50,000 for something that will most likely (hopefully) never get used.

      In Texas you must be liscenced by the state to install a Sprinkler system. No engineer will aproove it here if you install it your self. Make sure your state allows you to self install. Your fire marshal should be able to tell you.
      My wife is helpful on such matters (Lieutenant for City of Dallas Fire dept, former inspector before promoting last year)

        Allen's right, it would be hard pressed to find a location that would let you install your own system. There needs to be drawings submitted along with all the calculations, spread ratio, flow, etc. Depending upon the size of the install, $20,000 is not that unreasonable. We looked at $18,000 to d a simple loop system in 6 trailers.''As everything, shop around and get estimates and of course references. I cheap price becomes very expensive if the contractor really didn't know what is was doing!!

          When our building was first adapted to a haunt, it already had a sprinkler system, so the first owners invested all their money on everything else. Then the Fire Department came in and demanded a new updated sprinkler system or they wouldn't let them open. That cost another $60,000 and bankrupted the first owners. . (I took it over after that.) So you have to be very careful, you can't assume anything. Good luck.

            We installed our own sprinkler system...

            This year we added a tent haunt at Legends of the Fog for our third haunted attraction. We purchased a tent from George Masor form Lost Emerald Farms, and proposed the haunt to our local building inspectors and our fire marshall. They were open to many different avenues to have a safe attraction, but they pushed hard on the sprinkler system issue.

            After some short deliberation, they gave us a list of guidelines and benchmarks for the performance of our system. They allowed us to use our farm's irrigation tanks, through a pressure rated pvc piping system. The sprinkler heads were special order "open flow" heads. The system had to be hooked up to an emergency switch that turned on an electric pump at the holding tank to push water through the system. In order to allow this system to work, we had to install a cat-walk above the walls in the house with a "safety watch" person above.

            We consulted with a sprinkler system specialist who designed the system to perform to specs. We purchased a pretty expensive 240v electric pump, which ran from our main generator. We had our master electrician rig a high-powered switch to activate the pump. It took more than 3 months to conduct our research, and order the parts, and install them.

            On inspection day the inspectors went through all of the normal routines, and stopped at the sprinkler system. Since it was an open flow custom system, they wanted to see it work. With the flip of a switch we watched the system turn on (for the first time I might ad) and it performed really well.

            Within 12 seconds, each head was to max pressure and volume. Throughout the entire tent, there were less than 20 square feet that weren't completely saturated, but the inspector was extremely satisfied.

            I don't know if this will help in anyone else's situation. Our county has some of the most strict policies when it comes to fire code... but they were willing to work with us so we could put on our event. We are one of few entertainment venues for teens in the entire county with a population well over 100,000... and we are a well supported event from local business and local governments.

              Next season we may have to install a sprinkler system in our 8,000 square foot facility. The owners just lease the building to us 3 months out of the year, so is there any temporary sprinkler system that could be installed for much cheaper than a permanent one?
