    I recently have had two opportunities for my haunt. The first is here in golden Colorado. My friend has a 125 acre farm and we already got the ok from the zoning that we can hold it there. I will have to cut him in as half parteners but he knows it will take 3 to 5 years to reap a profit. He also has some buy in bread to. The second one is in California which is on a farm 30 minutes outside of Reno Nevada. The farm is owned by my wife's family and they are willing to give it to us if we move out there. The zoning is all good there to. There are far less haunts out there but I figure that is for a reason. We would have no parteners out there but it seems it might be a bit more difficult. I have actors here and would have to find a brand new team. It might be a lot harder since the town is small and 30 minutes outside of Reno. I would like some input on what you guys think would be better. My haunt has no real following here yet so that is not a factor. If I left anything out feel free to ask questions. THANX

          Just moved from the Coors Mansion on Lookout Mountain.. what #'s of peeps do you hope to get to Golden? Pretty small town and I would wonder how many would drive up from the Denver area? 30-40 min drive but the road in the winter is yucky. My daughter went to Golden High. You will need an awesome show and marketing.
          You may have the same problem in Reno we had in Vegas, competing with the hotels in October. Better tax structure.. you would really have to target UNR. I would do a population search of the surrounding areas within in 30 min of your location in Reno. Knowing both areas well, I would "Guess" Golden as the lesser of 2 evils. But you will have to market like a mad man and you have much much more competition that is closer to the population. Unless you are very close to UNR. Lots to think about.. Best wishes.

            Size

            The Nevada haunt site is way smaller like 15 acres. I am sorry tongue sandwich what is UNR? I want to do a half outside haunt style hay ride,half haunt on both sites. In Colorado there is only one hayride corn maze and it is far. To have a country corn maze hayride style haunt so close to town I think might give me a edge. I am going to have to think hard.               The twist is if we don't take the farm in Nevada they are putting it up on the market by the summer. They are very motivated to sell if we don't act.

                In golden they do have the school of mines. They are about 8 minutes out on 93. Plus that area has money. The
                Last town I was in was poor and that hurt my numbers I believe. Plus boulder is not far and they have NO haunted house. CU is huge with wealthy college students and I would market there hard.

                    Both locations are not great

                    I lived in Boulder, CO for 15 years and I had a short-lived haunt in Denver. I can tell you from experience that it is unlikely a haunt in Golden will do well. Golden is considered a hick town and a loooong drive from Denver and Boulder. It's really not that that far but in people's minds it is on another planet.

                    I have only visited Reno several times and have never lived there but again it's a hick town except for the hotels and casinos. Vacationers going to Reno want to gamble and eat buffets in the winter - not got on a hay ride out in the cold.

                    Bottom line is that I don't see either of these locations as anywhere near optimal.
